From one property to a complete accommodation operation.
Different properties. The same commitment to professional management.
Juniper works with individual property owners, portfolio and estate owners, and hotel and apartment-hotel businesses. Our services are tailored to the accommodation, its location and the responsibilities you need us to take on.
An owner with one apartment should feel as welcome as someone with a substantial portfolio. The scale of the operation changes; the need for clear communication, commercial judgement and reliable management does not.
Individual property owners
Own the property. Step back from the everyday demands.
A holiday home can be a valuable asset, but managing it well takes time. Guest enquiries, pricing, cleaning arrangements, maintenance and booking administration can quickly become a second job, particularly when you live elsewhere or have other commitments.
Juniper brings those responsibilities together through an agreed management service, helping you retain visibility without organising every detail yourself.
Support at different stages of ownership.
You may be preparing a property for its first guests, managing it yourself or considering a change from your current management company. We begin with the same questions: what does the property need, how is it positioned and what would a successful management relationship look like for you?
For new accommodation, we can coordinate launch preparation, listings, guest information and the practical arrangements needed for trading. For an established holiday let, we assess the current operation and where a different approach may help.
Care and commercial performance, considered together.
The property’s condition matters as much as its booking calendar. We combine pricing and reservation management with guest communication, housekeeping and property care, with reporting and approval arrangements that keep you informed.
Where the accommodation would benefit from refurbishment, our Sanna Design Studio partnership provides a separate route to interior design and renovation support.
An example from our own portfolio: Drummond Place, Stirling.
See how a substantial property was renovated with Sanna Design Studio and brought into operation under Juniper management. The case study explains the work, the recorded booking performance and the guest response. It is identified as an owned-property example, rather than presented as an independent client contract.
Portfolios, estates, premium lodges & glamping
One coordinated approach across multiple properties.
A portfolio requires an overall management plan, but each property still needs individual attention. Different accommodation types, seasonal demand, changeover patterns and maintenance requirements all affect how the operation should be organised.
Juniper brings together commercial management, guest communication and practical property operations, helping owners oversee the whole business without losing sight of the detail.
Property portfolios
For owners with accommodation across several locations, we coordinate management around the needs of each property and the wider portfolio. That includes property-specific pricing, booking distribution, housekeeping arrangements, maintenance and reporting. The aim is a clearer management relationship across multiple assets, rather than a separate set of disconnected arrangements for each one.
Estates and lodge collections
For estates with several houses, cottages or lodges, the challenge is often coordinating accommodation across one site while maintaining consistent standards. We assess the requirements for housekeeping, linen, guest information, maintenance and pricing, then agree how those services can be delivered.
Our estate experience includes bringing booking channels, guest care, housekeeping and maintenance into a coordinated management arrangement. An anonymised case study demonstrates this work without identifying the client or property.
Premium lodges and glamping
Distinctive accommodation needs a management approach that reflects the guest experience and practical demands of the site. For premium lodge and glamping operations, we consider the accommodation mix, seasonality, changeovers, linen requirements, guest support and maintenance arrangements.
Before proposing a service, we assess what can be delivered reliably at the location and which responsibilities remain with the owner or existing site team. Our focus is premium lodge and glamping accommodation, rather than traditional holiday-park management.
Ready for growth, without losing oversight.
An expanding portfolio can place pressure on the arrangements that worked when it was smaller. We review the accommodation, the owner’s plans and the operational requirements before recommending how management should develop. Where additional properties or units are planned, those changes form part of the discussion rather than being assumed to fit the existing arrangement automatically.
Hotels & apartment hotels
Specialist support for the accommodation business.
Running hotel accommodation requires a coordinated approach to reservations, room pricing, distribution and the practical work behind each stay. Juniper can take responsibility for these accommodation services while working alongside the hotel’s own on-site team.
We support hotels and apartment hotels that need professional commercial management, stronger reservation systems, operational services or a combination of these.
Reservations, pricing and online presence
We can manage the hotel’s presence across appropriate booking platforms, develop room-pricing strategies and coordinate reservation systems. A direct-booking portal can also be integrated into the hotel’s own website, allowing guests to book through the hotel’s brand while reservations flow into the agreed management system. The appropriate channels and setup depend on the property, existing systems and proposed management scope.
Housekeeping, linen and property care
According to the hotel’s requirements and location, Juniper can provide housekeeping, linen, guest room consumables and maintenance. Where the owner already has teams or suppliers in place, we establish how those arrangements fit with the service Juniper is being asked to deliver. The proposal should make these responsibilities clear, rather than implying that every hotel receives an identical operating model.
Connecting the guest account
Where compatible systems are available, restaurant and bar purchases can be charged directly to a guest’s room. The charges appear on the guest’s hotel account, allowing eligible purchases to be accumulated during the stay and the outstanding balance settled at checkout. This is one example of how the accommodation system can connect with the wider hotel experience, without Juniper taking over restaurant or front-of-house management.
What remains with the hotel
Juniper does not provide or manage the hotel’s on-site front-of-house or food-and-beverage staff. Reception, restaurant, bar and other retained operational responsibilities remain with the owner or their appointed operator. We agree how our accommodation services and systems will work alongside those teams, including the points where information or action needs to pass between them.

Where we work
Central Scotland, Perthshire, Glasgow and Edinburgh.
We assess each opportunity against the services required and the practical arrangements needed to deliver them. Location, accommodation type, existing teams and the scale of the operation all influence the recommended management approach.
Tell us where your property is and what support you need. We will discuss whether Juniper can provide the right service.
Not sure which management arrangement you need?
You do not need to arrive with a finished brief. You may know that you want less day-to-day involvement, better commercial oversight or more reliable property operations without knowing exactly how the service should be structured.
For suitable enquiries, our complimentary feasibility study helps establish the opportunity, the operational requirements and a recommended way forward.
No obligation to proceed. Management scope and commercial terms are tailored to the property.
