The work behind the performance.

Real properties. Clear results.

Every property starts from a different position. Some need a complete launch plan. Others need better coordination, a fresh commercial approach or a more consistent guest experience.

Our case studies explain the starting point, the responsibilities Juniper took on and the results recorded. They include properties managed for clients and examples from the Juniper directors’ own portfolio, alongside our hotel and apartment-hotel management experience.

Guest feedback helps us understand how accommodation performs beyond its booking figures: how well it is presented, how clearly we communicate and how guests experience their stay.

A privately managed accommodation portfolio

Bringing the whole operation together.

Client management example – Identity withheld by agreement

The starting point

The portfolio needed a more consistent approach to managing its accommodation. Cleaning was outsourced, presentation standards varied and the business relied on a paid referral route for bookings. The requirement was broader than generating reservations. The owners needed revenue management, guest care, housekeeping and maintenance to work as one coordinated operation.

The agreed scope

Juniper took on full accommodation management from summer 2025, covering revenue strategy, booking channels, guest communication, housekeeping and maintenance.

The work

We rebuilt the accommodation listings, expanded distribution across additional booking platforms and introduced a direct-booking website. An in-house housekeeping model replaced the previous outsourced cleaning arrangement. Digital guest guides, personal guest messaging and monthly property-manager visits supported a more structured approach to the accommodation. Pricing was considered at individual-property level rather than applying one rate strategy across the portfolio.

The recorded results

£711,600 in bookings from 1,019 stays during the first twelve-month reporting period, August 2025 to July 2026.

9.65/10 average guest rating from 589 reviews.

The case demonstrates Juniper’s experience bringing commercial management and practical accommodation operations together across multiple properties. The portfolio and its owners remain anonymous. These figures describe the recorded period under management; they are not a claim of percentage growth against a verified earlier period.

The Kings Park Luxury Residence, Stirling

A substantial home, prepared for premium stays.

2A Drummond Place – Property from the directors’ own portfolio

The starting point

A substantial Stirling property required a full renovation before launching as premium guest accommodation. The opportunity was to create a well-considered home and establish an accommodation operation around it, combining presentation with ongoing commercial and guest management.

The work

Sanna Design Studio designed and finished the property in 2025, creating a four-bedroom, two-bathroom home sleeping eight. The renovation included panelled walls, herringbone flooring, a media wall with a fire, a considered lighting scheme and coordinated furnishings. The property launched in October 2025 as The Kings Park Luxury Residence, with Juniper managing the accommodation.

The recorded results

For the reporting period October 2025 to October 2026, the property recorded:

Booking revenue: £85,730

Stays: 79

Booked nights: 255

Average nightly rate: £336

Average guest rating: 9.94/10 from 47 reviews

The average nightly rate exceeded £530 during July to September 2026. All 43 Airbnb reviews recorded in the case-study snapshot were rated 10/10.

A guest’s perspective

“Beautifully decorated, extremely comfortable just like a 5 star hotel… Pure luxury.” Audrey – Airbnb guest – July 2026

This example shows the relationship between a thoughtfully prepared property and its accommodation operation. Sanna’s design contribution and Juniper’s management responsibilities are distinct, with each supporting the finished guest experience. This is a property from the directors’ own portfolio, not an independent client testimonial.

Stronger summer performance following refurbishment.

Two apartments – Properties from the directors’ own portfolio

The starting point

The directors acquired two apartments in a Georgian townhouse in Glasgow city centre in April 2025. The three-bedroom and four-bedroom properties began trading before refurbishment, establishing a record of accommodation performance ahead of the improvement works.

The work

Refurbishment took place between January and March 2026. The work included new kitchens, two additional bathrooms, joinery, tiling, floor restoration and decoration. Sanna Design Studio designed the interiors and supplied the headboards, curtains and blinds. Juniper managed the accommodation before and after the refurbishment.

The recorded results

The comparable summer periods show higher booking revenue from a similar number of occupied nights. Across both apartments, May to September 2025 compared with May to September 2026:

Booking revenue: approximately £95,000 (2025); approximately £135,000 (2026)

Occupied nights: 234 (2025); 232 (2026)

Average nightly rate: approximately £406 (2025); approximately £580 (2026)

The figures illustrate the change in achieved rates and booking revenue, rather than an increase driven by substantially more occupied nights. They describe performance following the works; they do not isolate refurbishment as the sole cause of the change.

Wider trading context

The October 2026 case-study snapshot records approximately £295,000 in revenue from 244 stays across both apartments since April 2025. It also records approximately £190,000 over the preceding twelve months, despite a closure of around two months for the works. These are separate reporting windows from the summer comparison above.

Guest ratings in the case-study snapshot were 9.81/10 from 67 reviews for the four-bedroom apartment and 9.40/10 from 58 reviews for the three-bedroom apartment.

A guest’s perspective

“From entering the apartment a high standard and quality was evident. Surroundings were a real Wow factor” Lesley – Airbnb guest – 2026

These apartments form part of the directors’ own portfolio. The case study presents recorded trading results, not a forecast or guaranteed outcome for another property.

Victoria Square Hotel, Stirling

Accommodation expertise within a boutique hotel.

Hotel-management example – A hotel within the directors’ wider business interests

Victoria Square Hotel demonstrates Juniper’s experience working with hotel accommodation, where reservations, room revenue and guest information need to connect with the practical operation of the property.

The accommodation-management remit

The focus is on online distribution, direct reservations, room-pricing strategies and the systems supporting the accommodation operation. Juniper’s hotel service can also include housekeeping, linen, guest room consumables and maintenance, according to the agreed scope and delivery arrangements.

Connecting hotel and restaurant systems

The room-charging workflow is a practical example of how accommodation systems can support the wider guest journey. A guest purchases coffee, lunch or dinner from a hotel outlet and asks for the charge to be added to their room. With compatible systems configured, the restaurant’s point-of-sale system passes the transaction to the guest’s hotel account. Further eligible purchases can be added throughout the stay, allowing the guest to settle the outstanding balance at checkout rather than paying separately for every purchase.

Clear responsibility alongside connected systems

Integrating the systems does not transfer responsibility for the restaurant, bar or reception operation. Juniper does not provide or manage the hotel’s on-site front-of-house or food-and-beverage staff. Those operations remain with the hotel owner or appointed operator.

Munro Guest House, Stirling

A single-site apartment hotel with flexible booking arrangements.

Apartment-hotel management example – Property within the directors’ portfolio

Munro Guest House is a six-unit apartment hotel, providing experience of coordinating multiple bookable accommodation units within one establishment. Alongside the individual units, guests can book a combined option comprising two adjacent units. That is an alternative way to book existing accommodation, not an additional physical unit.

The management context

A multi-unit establishment needs a coordinated approach to reservations, pricing, guest information, housekeeping and property care. It also requires the accommodation inventory to be understood correctly: the physical units, their booking options and the relationship between combined and individual listings.

Our experience includes housekeeping coordination, guest-service expectations, issue resolution and maintaining consistent standards across a single-site accommodation operation.

What this example demonstrates

Munro illustrates Juniper’s experience beyond standalone holiday homes: managing guest accommodation across a single site with several independently bookable units.

What could your property achieve?

The right management approach begins with understanding the property and the owner’s objectives. For suitable enquiries, we offer a complimentary feasibility study exploring indicative commercial potential, operational requirements and how Juniper could help.
