An owner’s perspective. A hospitality approach.
Good management connects the detail with the bigger picture.
Owners want their accommodation to perform well, their property to be looked after and their time to be respected. Guests want an accurate description, a well-prepared place to stay and helpful support when they need it.
Our approach brings those expectations together. We consider commercial performance, property condition and guest experience as connected responsibilities, not separate tasks.
Built from first-hand experience.
Juniper began with Ben and Oliver Jones letting their own Edinburgh apartment in 2014. That experience developed into a wider accommodation business and, in 2023, the dedicated owner-facing Juniper Property Services company.
Alastair MacFarlane’s background in luxury hotel and resort operations adds a different but complementary perspective: structured service standards, team leadership and an understanding of the complete guest journey. That combination shapes our decisions. We understand the practical concerns of an owner and the work required to deliver a professional accommodation service.
Stage 1
Understand the property and your objectives.
Start with the right questions.
Before recommending a management arrangement, we need to understand what you own and what you want to achieve. That includes the property’s location, condition, accommodation type and current performance, alongside your expectations, preferred level of involvement and plans for the future. An owner preparing a first holiday home will need a different conversation from someone transferring an established estate or reviewing a hotel’s accommodation operation.
Oliver Jones, our Sales & Projects Director, leads the initial enquiry process. For suitable opportunities, a discovery conversation and written feasibility study help establish a sound starting point. The assessment considers indicative earning potential, operational requirements and the management approach we would recommend. It is an informed view of the opportunity, not a promise of a particular return.
Stage 2
Agree the scope before the work begins.
Clear responsibilities make better working relationships.
A management proposal should explain more than a fee. It should establish what Juniper will manage, what remains with you and which services involve specialist partners. It should also clarify reporting, expenditure approvals and how decisions will be communicated. Where you already have staff or suppliers, we discuss how those arrangements fit with the proposed management service.
For hotel accommodation, this includes a clear distinction between Juniper’s responsibilities and the reception, front-of-house and food-and-beverage operations retained by the owner or appointed operator. The objective is simple: everyone should understand who is responsible for what before management begins.
Stage 3
Prepare the property and the handover.
Bring the operation together.
Once the scope is agreed, we plan the transition into management. For new accommodation, that can involve property readiness, photography, booking channels, pricing and guest information. Where design or renovation is required, Sanna Design Studio can provide specialist support through our affiliated partnership.
For an existing operation, we review the current arrangements and establish the access, information and coordination needed for a practical handover. The sequence depends on the property. A furnished apartment ready to welcome guests needs a different plan from a lodge collection undergoing refurbishment or a hotel moving to new reservation systems. We agree that plan around the actual work required.
Stage 4
Manage the day-to-day detail.
A coordinated team, not a collection of disconnected tasks.
Pricing decisions affect bookings. Bookings shape housekeeping requirements. Guest feedback can highlight maintenance needs. Property condition influences presentation and future demand. Our role is to coordinate these connections.
Juniper’s operational capabilities combine our own teams with specialist support where needed. The staffing and supplier arrangements depend on the location, accommodation and agreed management scope. Owners should not have to act as the link between every booking, cleaner, maintenance issue and guest enquiry. We establish how those responsibilities will be managed and how matters requiring an owner’s decision are brought to their attention.
Stage 5
Review performance and make informed improvements.
Keep looking beyond the next booking.
Management does not stop when a property goes live. We review commercial performance, guest feedback and the condition of the accommodation to identify where changes may be worthwhile. That might mean adjusting pricing, improving listing information, addressing recurring guest questions or recommending work that supports the property’s presentation and upkeep.
Recommendations should have a clear reason behind them. Owners should understand the issue, the proposed response and any decision or expenditure required. Our aim is to support the property’s performance over time, not simply fill the next available night.
Commercial judgement, without inflated promises.
A property’s income depends on its characteristics, location, demand, availability and operating costs. We use the information available to develop a realistic assessment and management strategy. Where we present forecasts, we explain the assumptions and distinguish booking revenue from the owner’s potential proceeds.
Historical results can demonstrate experience, but they do not guarantee the same outcome for another property. We would rather give an owner a useful assessment than an impressive figure without a clear basis.
The right people for each part of the work.
Juniper Property Services is your owner-facing management partner. Juniper Rentals is our guest-facing booking brand. Sanna Design Studio is our affiliated interior design and renovation partner.
These roles work together without becoming confused. You should know who is delivering each service, who to speak to and how it fits into the wider management plan.
Begin with a conversation.
Whether your accommodation is already trading or still taking shape, the first step is to understand the property and your objectives.
Tell us what you are looking to achieve. We will discuss whether Juniper is the right management partner and, for suitable opportunities, prepare a complimentary feasibility study.
