These terms explain the basis on which we make this owner-facing corporate website and its general information available to visitors. Please read them when using the website.

2. Information about our services

The website describes property and hospitality management services available from JPS, including services for individual accommodation owners, estates, portfolios, hotels and apartment hotels.

Information on the website is general and may not be suitable for every property, location or operating arrangement. The precise services and obligations for a client are established by a separate written management agreement, not by browsing the website or submitting an enquiry.

Nothing on this website is intended to provide individual legal, tax, financial or other regulated professional advice. If you need advice specific to your circumstances, obtain it from an appropriately qualified adviser.

3. Enquiries and feasibility studies

Submitting a Discuss Your Property enquiry does not create a management contract. JPS considers the suitability of each enquiry and may arrange a conversation, request further information or, where appropriate, prepare a complimentary, no-obligation feasibility study.

We do not promise that every enquiry will qualify for a feasibility study or guarantee a particular response or report completion time. Any proposal to provide management services will be subject to its own agreed written terms.

4. Property results, guest reviews and estimates

Commercial case studies, booking revenue, occupancy, average nightly rates and guest-review figures describe historical results for the properties and periods stated, or validated aggregate data available at the relevant update time. They do not represent a prediction or guarantee of results for another property.

Case-study booking revenue is not necessarily the same as an owner's net profit. Guest-review statistics are aggregated from the review platforms we use and are refreshed periodically, so figures may change as review data is updated or corrected.

Any assessment of potential earnings, occupancy, property readiness or management requirements is indicative and depends on the information supplied, market conditions and the proposed service arrangements. It is not a guaranteed financial outcome.

5. Accuracy and availability

We take reasonable care to present accurate information and maintain the website. However, the content may become out of date or be affected by technical interruptions, and we may update or temporarily withdraw content when necessary.

If you need to rely on a particular service description, commercial figure or proposal when making a business decision, please ask us to confirm it directly.

6. Intellectual property

Unless stated otherwise, the content, photography, designs, logos and materials on this website are owned by JPS or used with permission from their respective rights holders. These materials are protected by applicable intellectual property laws.

7. Juniper Rentals and third-party websites

Juniper Rentals is the trading name and guest-facing accommodation booking website of Juniper Property Services Limited. It is not a separate legal entity within JPS. Bookings made through the Juniper Rentals website are contracted with Juniper Property Services Limited under the applicable guest booking terms. Separate hospitality businesses managed by JPS, including Victoria Square Hotel, may contract directly with guests through their own booking arrangements. These arrangements are separate from the Juniper Rentals booking website and the terms governing this owner-facing JPS website.

The JPS website may also link to external businesses, including Sanna Design Studio, our affiliated interior design and renovation partner. Sanna is a separate business with its own services and terms. We do not control the content or privacy practices of independent third-party websites.

8. Responsible website use

You must not attempt to compromise the security or operation of this website, gain unauthorised access to systems or information, distribute malicious software, or use our enquiry facilities for unlawful, abusive, fraudulent or misleading purposes.

You should not provide passwords, payment-card details, guest records or confidential identity documents through the initial owner-enquiry form.

9. Responsibility and liability

This website provides general information and should not be relied upon as a substitute for an individual written service agreement or specific professional advice. Any liability arising under a separately signed management contract is governed by the terms of that contract and applicable law.

Nothing in these website terms excludes or restricts liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation, or any other liability or statutory right that cannot lawfully be excluded or restricted. Any other limitation is subject to applicable law, including any mandatory consumer protections.
