From back-to-brick to a 5* short-term let, this case study shows what’s possible when property sourcing, project management, and interior design are handled by one accountable team. The objective was to acquire an undervalued property, deliver a complex renovation correctly, and launch a premium short-stay asset designed to attract high-quality bookings and strong guest reviews.
The property had a home report of £300k and was marketed at £240,000. We secured the purchase at £205,000—£35,000 below the advertised price. From the outset, we identified clear potential for uplift through a combination of buying well, solving the underlying issues properly, improving the layout for short-term let demand, and finishing to a luxury standard that would stand out in the market.
This was not a cosmetic refurbishment. The renovation required pulling the property back to brick to reveal its true condition and allow works to be carried out comprehensively. Damp issues were present throughout, so full damp remediation formed a major part of the programme to protect the fabric of the building long-term. Structural walls also required rebuilding to restore integrity and ensure the property was safe and robust. To increase functionality and appeal for guests, we also added an extra bathroom—an upgrade that materially improves guest experience and the property’s competitiveness for premium stays.

With a total project cost of £355,000 (property purchase plus works), the uplift versus total cost was £95,000—demonstrating the value created through the combination of strategic acquisition, expert delivery, and design-led positioning.
